Tewksbury Planning Board Green Lights Day Care Facility

TEWKSBURY, MA — The Planning Board approved a proposal to construct a day care at a Main Street site at a recent meeting.

The plans are from Butler School, LLC. The day care has yet to be named, but Ben Osgood, an engineer for the project, said at the Planning Board meeting that the operator is on board and has signed an agreement.

The proposal is for a 15,000-square-foot, two-story building.

The same applicant previously applied to build a daycare at the site but later withdrew the proposal. The original plan was for a single-story structure; the new plan with a two-story has a smaller footprint.

Waivers for both the number of parking spaces and parking buffers were approved unanimously by the Planning Board. The board also approved the site plan and land disturbance permit.

The current iteration of the plans calls for 40 parking spaces. Osgood said the applicant would only need about 35 spaces and that the five remaining would be reserve spaces.

The site is at 770 Main St. Tewksbury Federal Credit Union and Main Street Learning Academy are adjacent.

The daycare will accommodate about 150 students ranging from infants to preschoolers. The board had expressed concerns about the number of students at the site, so the applicant reduced that from 170 to 150.

The board had also been critical of the placement of a pedestrian walkway in the middle of the parking lot, saying it could be a safety hazard.

The applicant addressed this issue as well.

“The plan has had a couple of changes,” Osgood said. “In listening to the board, we’ve changed the parking lot configuration… Every parking space is serviced by a sidewalk.”

He said there are full sidewalks at the head of the parking spaces along the property lines.
